The process

From offer accepted to settlement confirmed — every step, verified.

CERTA™ sequences every confirmation across every party. Each stage is logged. Each gate must be satisfied before the next stage opens. Nothing is assumed. Nothing is skipped.

If a reviewer isn't satisfied

Any confirmation may be rejected instead of accepted. A rejection requires a reason, and is returned to whoever raised it — the gate remains open until it's resolved. The sender is notified immediately, and the rejection is logged like every other action, keeping the full history auditable from request to resolution.

Agent opens the transaction file. Property details and all required participants are recorded.

The agent ensures Anti-Money Laundering and Counter-Terrorism Financing checks are completed for every party. Nothing moves forward until this is satisfied.

Where it started

CERTA™ was inspired by conversations with Roberta de la Torre, a Licensed Estate Agent at MacKenzie Lane — who saw firsthand how easily a confirmation gets lost between parties at settlement, and how much rides on it when it does.
