The process
From offer accepted to settlement confirmed — every step, verified.
CERTA™ sequences every confirmation across every party. Each stage is logged. Each gate must be satisfied before the next stage opens. Nothing is assumed. Nothing is skipped.
If a reviewer isn't satisfied
Any confirmation may be rejected instead of accepted. A rejection requires a reason, and is returned to whoever raised it — the gate remains open until it's resolved. The sender is notified immediately, and the rejection is logged like every other action, keeping the full history auditable from request to resolution.
Transaction workspace created
Agent opens the transaction file. Property details and all required participants are recorded.
AML/CTF verification
The agent ensures Anti-Money Laundering and Counter-Terrorism Financing checks are completed for every party. Nothing moves forward until this is satisfied.
Gate: AML/CTF verification — within 28 days
Participants invited and verified
Every party accepts their invitation and their identity status is confirmed before they can participate.
Authority confirmation
Vendor confirms the agent's authority to act. Professional participants confirm they hold authority from their client.

Contract execution confirmed
Contracts are exchanged. All required contract documents are confirmed by both the responsible party and the receiving party — independently, with document engagement logged.

Building and pest inspection
An independent building and pest inspection is arranged and its outcome confirmed, verifying the property's condition ahead of settlement. Can run alongside finance approval.
Gate: Building and pest inspection — 7 or 14 days (may run alongside finance)
Finance confirmed
The purchaser's financial institution confirms finance is unconditional, within 14 days of contract execution. Settlement cannot proceed without this confirmation.

Payment instruction locked
Agent enters payment details into the platform. Locked immediately. Purchaser independently confirms the instruction is correct — no email, no interception point.

All stage gates verified
CERTA™ checks every condition automatically. Every task must be confirmed by both sides. Every gate must be open. Nothing proceeds if a single condition is unmet.

Pre-settlement consensus
Every named participant independently confirms they authorise the transaction to proceed. Each confirmation is made without seeing others' — no partial confirmation accepted.

Where it started
CERTA™ was inspired by conversations with Roberta de la Torre, a Licensed Estate Agent at MacKenzie Lane — who saw firsthand how easily a confirmation gets lost between parties at settlement, and how much rides on it when it does.
